Some roofing types due to popularity are easy choices for clients due to low cost and availability. Aluzinc is the type of roofing material that meet these criteria because it can easily be manufactured without spending much on production cost.
Aluzinc may also be popular because of various advanced profiles like the IBR, I.D.T, Standing seam, MSL and Self Lock. The Aluzinc is popular for other reasons such as: it’s light weight property, requires low maintenance and can be installed over existing roofs. Plus, it performs excellently in high wind, hail and rain. One should note that since it has the tendency to fade due to its colour bonded nature it may need periodic painting. The trick is to find a company whose warranty against fading is as long as the building life-cycle.
For One- and two-bedroom apartments with regular/gable roofing designs, the cost hovers between 3000 Ghana cedis and 7000.00 Ghana cedis with the inclusion of accessories, transportation and installation. Please note that all information is specific to Ghana. Also, in some regions or situations Aluminum is a first choice since it is corrosion resistance and it last really long.
Roofing types like euro tiles, asphalt and wood Shingles are available in neatly designed squares and rectangles and are popular amongst contemporary builders or home owners. When applied as the roofing material, it distinguishes it from other buildings because its aesthetic value is much appreciated by anyone who sees it. The major reason the middle income or average home owner won’t opt for these types is it’expensive to install.
The material is mostly imported and the cost associated with installing this type of roofing is on the higher side. For instance, before a shingle roofing is installed, aside the purlins and rafter framework or decking you need to fix plywood and then felt underlay before sticking the shingles on top hence increasing cost. It’s important to note that with Ghana’s all year-round sunny conditions, Shingles (both wood and asphalt) are a bad choice because it will easily scar, split or mold. See picture below
Euro/Step tiles also requires more purlins and rafters because the spacing between the members must be shorter hence client might end up spending extra cash right before the materials such as euro tiles and shingles are fixed. The same analogy applies for wood shakes. But while the shingles usually have 15-30 years life span, a properly installed wood shake generally has 20-40-year life expectancy.
Quick note about concrete or clay tiles; another roofing type that enhances the general beauty of the building. It is expensive and heavy on the roof decking. With time It sinks on the wood deck. It is as well fragile but it’s fireproof and easy to maintain especially if the roof decking is built to bear the load for long.
One old roofing material that boasts of anti-rust is pure aluminum. It’s not a common choice in most regions mainly because it is expensive, also in very hot/dry areas the sheet generates heat.Thus, if a normal Aluzinc costs 5000.00 the aluminum may cost 9000 Ghana cedis. But the big advantage is that rusting won’t be a problem to the client especially if their building is close to the sea.
Generally, we normally advice clients to go for asbestos/slate, euro tiles, clay tiles or pure aluminum if their structures are close to the coastal areas or the environment is humid most times of the year. The additional benefit it comes with is that the client is assured of a long-lasting roofing material. Slate now belongs to the outdated types of roofing which you normally see on the older buildings but boasts of its fireproof quality and long-life span. The galvanized metals or galvanized irons easily rust, this is a word of caution for those who are stuck with old ways of doing things. Kindly take note of this.
From the professional angle if you are making a choice you must consider the life cycle, whether it requires less maintenance. In addition, consider the current and potential value of your home when calculating whether a roofing material is actually expensive hence choose a material that is most cost effective in the long run. The other factors to consider is if your material is environmentally friendly and has fireproof qualities.
